About the Project
Under the U.S Army’s Residential Communities Initiative, Fort Belvoir Residential Communities, LLC was formed as a 50-year public-private partnership to develop, rehabilitate, construct and maintain 2,070 homes in 576 acres of commenced operations on December 1, 2003.
At the end of the Initial Development Period (IDP) in December 2011, there will be
2,106 homes located in 14 neighborhoods throughout the 8,656 acres of land that
comprise Fort Belvoir. The 8-year IDP includes the demolition and replacement of 1,190 new homes and renovation of 696 homes (of which 170 are historic home renovations) in 13 neighborhoods. The remaining neighborhood, which currently consists of 270 homes, was recently renovated by the Army in 2003. New construction will also include 5 Neighborhood Centers, new playgrounds, basketball courts, dog parks and other community amenities. The Neighborhood Centers will be spread among the community and be made available for use by residents for events.
